My wife and I recently bought a house with Simon's assistance. I liked working with Simon because he was always available via phone, text, or email for anything we needed. On short notice, he could meet me during the day to check out one house quickly or spend the whole day looking at multiple listings. When we visited a house, he did a great job of being there to answer questions but also giving us time and space to explore the house. It’s critical for military borrowers to use an Realtor who’s worked with VA loans and understands the program’s requirements.

If your PCS orders have you moving away, you may need to sell your home as soon as possible. Home hunting is often done from a distance and selling negotiations may have you communicating with your Realtor® from remote locations. Realtors who can maneuver through the agency's procedures can save borrowers from big-time hassles and headaches on things like appraisals and property criteria.

Since the VA loan program's inception in 1944, the Department of Veterans Affairs has backed more than 21 million loans for veterans, active-duty military members, and their spouses. This program has made buying a home more accessible to those who most deserve the American dream they helped build and protect.

Most members of the regular military, veterans, reservists and National Guard are eligible to apply for a VA loan. Spouses of military members who died while on active duty or as a result of a service-connected disability also can apply.

You may also apply for eligibility if you fall into one of the following categories:

  • Certain U.S. citizens who served in the armed forces of a government allied with the United States in World War II
  • Individuals with service as members in certain organizations, such as Public Health Service officers, cadets at the United States Military, Air Force, or Coast Guard Academy, midshipmen at the United States Naval Academy, officers of National Oceanic & Atmospheric Administration, merchant seaman with World War II service, and others
  • The property purchased with the prior VA loan has been sold and the loan paid in full.
  • A qualified Veteran-transferee (buyer) agrees to assume the VA loan and substitute his or her entitlement for the same amount of entitlement originally used by the Veteran seller. The entitlement may also be restored one time only if the Veteran has repaid the prior VA loan in full, but has not disposed of the property purchased with the prior VA loan.
